The Ruby Hotels brand, founded by CEO Michael Struck, has introduced it’s new project in Berlin on Kurfürstendamm, the city’s iconic shopping and cultural destination. This milestone is known for its group’s signature Lean Luxury design philosophy with the careful restoration of a historic building.
Located at Kurfürstendamm 227, the project involves transforming a former hotel into a 375-room Ruby Hotel. With floors 5 to 11, the property will include vibrant public spaces on the 3rd floor and a stunning rooftop terrace on the 12th floor, offering breathtaking views of one of Berlin’s most famous streets.
Prime Location with Rich History
Kurfürstendamm, often referred to as Berlin’s “Champs-Élysées,” is celebrated for its high-end shopping, cultural landmarks, and lively entertainment offerings. Guests will get to experience iconic attractions, such as the Kaiser Wilhelm Memorial Church, Berlin Zoo, and the Bikini Berlin concept mall.
With exceptional transport links, the hotel provides easy access to popular destinations like the Brandenburg Gate, Potsdamer Platz, and Museum Island, as well as Berlin Brandenburg Airport
Ruby’s First Major Project under IHG Ownership
This Berlin project is the first Ruby hotel initiative since the brand was acquired by global hospitality leader IHG Hotels & Resorts. Now part of IHG’s portfolio, the Ruby Group benefits from access to advanced technology, worldwide distribution platforms, and over 100 million IHG One Rewards members.
This strategic partnership enhances Ruby’s international growth, particularly in the U.S. and Asia, while embracing its Lean Luxury concept and operational efficiency.
Julian Mörs, Senior Director of Development at Ruby Group, emphasised the significance of this project: “Berlin has long been a key focus for our expansion, and Kurfürstendamm is the perfect location for our Lean Luxury ethos. By transforming this historically rich yet underutilised building, we’re adding an exciting new destination to our portfolio while revitalising a cherished city landmark.”
Collaboration with Empira Group
The development is being executed in collaboration with Empira Group, an international real estate investment manager. Empira took over the building a year ago, reviving its original purpose as a hospitality space after an unsuccessful attempt to convert it into offices.

Ruby Group’s in-house design team, led by Matthew Balon, will oversee the creation of interiors that include individuality and comfort with Ruby’s signature style.
The hotel is scheduled to open its doors in the first quarter of 2028, adding another remarkable addition to Ruby’s expanding portfolio.
